OUR APPROACH
PGI’s Hospitality Division’s marketing and sales trajectory is customer-oriented, not ‘broker-driven.’ We are marketing and investments advisors. First and foremost, we do not require formal listing Agreements from our clients. PGI has built our inventory over many years through long-standing relationships with hoteliers, managers, attorneys, mortgage brokers as well as through referrals. Our marketing approach to property owners is focused on our service delivery capabilities, not on obtaining a listing agreement.
Our "Mandate to Sell" comes directly from property owners and their representatives on confidential documents signed by all interested parties or with a verbal "Mandate to Sell" incorporating a confidential “Memorandum of Understanding" provided by the sellers that permits us to present their property to principal investors ONLY. They agreed upon marketing criteria include instructions by the property owners that the availability of the property should not be publicly acknowledged and forbids posting any information about the property in any search engines, or marketed on typical real estate sites. Our goal is to create a targeted and distinct brand for each property, one that will be visible and appeal to the largest segment of each property’s target market. Based upon such analysis, our next step is to create a unique, property-specific marketing plan which we present to you upon a signed consultant agreement. Our firm has the ability to deliver off market hotel opportunities on a global basis. We are continuing to build a strong prospective client base and a strategic relationship with those clients.
Clients should be prepared to discuss compensation in some cases - on such offerings as the prospective deals do not in most cases carry a seller paid brokerage.
